1. How are you able to offer such a great service at no charge ?

We can offer this service at no charge because the actual apartment complexes pay us. When you choose an apartment based on information that you receive from Shuttle Bus Tours, Inc., the apartment complex then pays us for the referral. Since the apartment complexes pay us, we can offer you objective guidance at absolutely no charge!

2. How do I benefit by going on the apartment tour ?
In a short amount of time, we will show you a large variety of apartments on the UT Shuttle Route.  Because the tours take place during the "Student Apartment Roundup", you will be able to lock in the LOWEST rates and get the BEST specials.  In addition, once you let us know which apartment you chose, we will
PAY YOU $100 upon your move-in to the apartment.   When you Refer Others to our service you will earn 25 points per referral.  You will be able to redeem your points for valuable gifts.  

3. What do I need to make a tour reservation ?
A) Fill out the
request form;  B) Receive your email confirmation; C)  Bring A state issued photo ID to the tour pick up site.

4. How long is the tour ?
The tours are approximately 3 hours.  In that short amount of time, you will personally view 5-7 apartment homes.

5. Will food be served ?
YES.  Snacks and beverages will be served at various stops on both the morning and afternoon tour.  

6. Will my rent be higher because I used an apartment service?

O. The apartment complexes have a marketing budget in place that is used to pay referral service commissions to licensed real estate professionals. There is even a space on the lease application for you to let the complex know that you where referred by SHUTTLE BUS TOURS.  It is actually beneficial for an apartment complex to pay for qualified tenants upon move in, as opposed to paying for expensive print ads which may not get results.

7. When should I start looking for an apartment ?
You may pre-lease 1 to 8 months in advance of your projected move date. If you are looking to move in May, June, July, or August, NOW is the time to start looking for your apartment.

8. What if I already have a good idea of where I want to live ?
You should still attend the tour. 
By registering with the tour you will be eligible for exclusive tour benefits.  When you choose an apartment from the tour you will receive $100 at move in.  These bonuses are in addition to any other specials offered by the individual apartment complexes.

9. What is the "Student Apartment Roundup" ?

The "Student Apartment Roundup" is the January scramble for the best student apartments near Campus and on the Shuttle route.  All of the apartments on the tour will enable the students to "lock in" the lowest rates and best specials during this January "Student Apartment Roundup".

10. What lease terms are available ?
Lease terms vary, but typically complexes offer 6 to 12 month leases. 


11. What are the initial costs I should expect to pay when I get an apartment?

The following are typical initial costs:

a) Application fee
- $25-$50
b)
Deposits - range from $100 up to the amount of first months rent
c)
First months rent - due upon move in.


12. Which Utilities Are Paid?
The answer to this question depends on the particular complex. Generally the tenant is responsible for the electricity. Usually newer apartments have better insulation than older complexes.  In most complexes, the tenant is also responsible for paying for water.  Cable is an option that most complexes may pay for, but that cost is also may left up to the tenant to pay.  For more information on utilities [click here]

13. Do these apartments take pets?
Some of the apartments do take small pets. Usually there is a separate pet deposit (between $200.00 to $500.00 with a certain portion that is non-refundable). There are a small number of apartments that do not allow pets.

14. What about Washer/Dryer?

ost of our apartment complexes do have washer/dryers in the unit.  If a complex does not have the connections, it will at least have a conveniently located on site laundry facility.

15. How are the rent amounts determined ?

Rent amounts are determined by using the economic principles of supply and demand. The greater the demand, the higher the rent amount. 

In deciding which apartment is right for you, compare the rental rates and quality levels of apartments with others in the area where you are interested in living.


16. What is a sublease ?
A sublease is an agreement between two individuals where the sub lessee takes  over rental payments during the lease agreement. Many apartments do allow this practice. The main thing to remember is that the original resident is generally still responsible if the sub lessee misses a payment. Subletting your apartment generally DOES NOT release the original resident from the lease. For more information on subleasing contact your prospective or current apartment complex.
